Is Johns Manville Insulation Good? A Procurement Manager's Honest Answer After Crunching the Numbers

Last October, I found myself staring at a stack of roofing quotes spread across our conference table. Our company—a mid-sized construction contractor, about 200 employees—was about to re-roof a 45,000-square-foot distribution center in Ohio. My boss's instructions were simple: "Find me the cheapest option that meets the spec."

I've been managing procurement here for six years. I've tracked every invoice, every purchase order, every "miscellaneous" charge that somehow becomes a recurring line item. I know what "cheap" tends to mean in this industry. But I also know when to stop trusting my instincts and start building a spreadsheet.

The quote comparison

I collected proposals from six suppliers. Three were national names—Johns Manville obviously one of them—and three were regional brands with noticeably lower sticker prices. One regional supplier caught my eye: their quote came in about 15% below the majors. That number made me smile. I almost went with them.

Almost.

A couple of things gave me pause. First, the quote seemed light—only four pages, no data sheets attached, no line-item breakdown of fasteners, flashings, or edge metal. Second, when I asked their rep about the warranty terms, he said "It's a 20-year system warranty" and didn't elaborate. Maybe that's fine. But after getting burned once in 2023 by a supplier who promised one thing on the phone and delivered another in the contract, I've learned to ask the follow-up question:

"What's not included in this quote?"

That's when the conversation got interesting.

"Well," he said, "the membrane and fasteners are included. The flashing package is separate."

I wrote down: flashing not included.

"And the insulation board is listed at R-20, but for Columbus you'll want R-25. That's a thicker board, about 22% more material."

I wrote down: R-20 initial, upgrade needed.

"Labor warranty isn't included either. It's 20 years on material, 5 years on workmanship."

Then I looked at Johns Manville's quote—which was more expensive by about $0.14 per square foot—and saw that it included flashing, edge metal, and a single-source warranty that covered both material and workmanship. No ambiguity. Every component listed.

I'm a numbers guy, not an engineer. I don't design roofs; I just pay for them. So I called JM's tech rep to walk me through their data sheets. He didn't dodge my questions. He pulled up the ASTM C518 test results and showed me the aged R-value numbers. He explained why their polyiso board spec'd at R-20 would actually be R-20 after five years in service, while another manufacturer's board might start at R-20 but drop to R-18 as the blowing agent aged.

"That changes your heating bill," I said.

"That changes your heating bill," he agreed.

That transparency was, honestly, a shock. I was used to chasing warranty paperwork, negotiating over "standard terms," and translating sales-speak. It was nice to just... see the data.

The numbers that changed my mind

I want to share the actual math, because it's stuck with me. These were the quotes we received in October 2024 for the project:

  • Regional Supplier: membrane at $0.91/sq ft + insulation at $0.72/sq ft = $1.63/sq ft. But after adding flashing ($0.18), the upgraded R-25 board (+$0.16), and factoring in the separate labor warranty ($0.04), the effective cost was $2.01/sq ft.
  • Johns Manville: membrane at $1.15/sq ft + polyiso insulation at $0.94/sq ft = $2.09/sq ft. Flashing, edge metal, and warranty included. Total: $2.09/sq ft.

I'm simplifying—the actual spreadsheet had more line items than I want to type out—but the takeaway was clear. The "cheap" option was $0.08 more expensive after accounting for everything. And I still had to pay for site visits and inspection fees on top of the regional supplier's quote.

The conventional wisdom says a big national brand is always pricier than the local guy. In our case, the conventional wisdom was wrong—and in every case I've tracked since, it's been wrong about half the time. That's why I now run a TCO model on every major purchase.

I still kick myself for not doing this years ago. In 2022 we used the lowest bidder on a small office building roof, and the warranty process made me want to scream. Three months after installation, a seam lifted near a HVAC unit. The manufacturer said it was an installation error. Our contractor said it was a material defect. Two months of finger-pointing and a $3,200 repair bill later, I learned a lesson: that piece of paper called a "warranty" is only as good as the company standing behind it.

The installation and follow-up

We spec'd Johns Manville for the Ohio project—their 60-mil EPDM membrane, polyiso insulation, and the flashing system. The JM rep spent an hour on the phone with our GC before the roofers even showed up, walking through the edge details and the electrical penetrations. Not a fancy sales call. Just practical engineering.

The install took four weeks instead of three. Three of those days were lost to rain. One was a fastener delivery hiccup I won't blame on anyone but the freight company. After the crew finished, JM's quality team did a site inspection and signed off within a week.

Two heating seasons later, the building's HVAC usage is down about 8% compared to the previous roof. That's from utility bills, not from a manufacturer's marketing brochure. For a building that size, 8% of the energy spend is real money.

So, is Johns Manville insulation good?

If "good" means the lowest sticker price—no. I've got invoices showing JM's polyiso board runs 8-12% above the market's lowest bid.

If "good" means the price you're quoted is the price you pay, their data sheets are accurate, their warranty is enforced without a legal battle, and their tech support picks up the phone—then yes, in my experience, Johns Manville is good. Not flawless. I'm not a brand evangelist. But I've seen enough supplier shenanigans in six years of procurement to value a company that tells you the truth on page one.

I've also started spec'ing their fiberglass insulation and GoBoard on our interior jobs, because the same principle applies: what you see on the data sheet is what you get in the building.

My advice to anyone in my chair: don't ask "is Johns Manville insulation good?" Ask "what's the total cost of ownership, and what's not included in this quote?" The answer to the first question won't tell you what you need to know. The answer to the second one will.

That's the difference between buying a product and owning a system. Johns Manville gets that.
